Tender 1: Construction Works Contractor

Subject: Renovation of two residential buildings (Beograjska ulica , Maribor) into a 6-unit business-class apart-hotel.

Scope of works:

  1. Block 1 — House 1, mansard (full renovation): demolition, removal of existing partitions, full strip-out of bathroom and kitchen per PROdom drawings.
  2. Block 2 — House 1a, ground floor (full renovation): new partitions plus full MEP installation (electrical, plumbing, heating), following receipt of the building permit.
  3. Block 3 — Remaining 4 units (cosmetic renovation): floor replacement, wall/ceiling refresh, partial utilities revision.

Phases:

  • Phase 1: demolition and preparation
  • Phase 2: execution per PZI project documentation, under PROdom’s supervision

Requirements for bidders:

  • VAT registration; application of the 9.5% reduced VAT rate for residential renovation (Art. 54 PZDDV) where legally applicable
  • Fixed-price, itemized quote — not time-and-materials billing
  • Appropriate qualification (GZ-1)
  • Works carried out under the technical supervision of architecture firm PROdom
  • Electrical and plumbing works to be carried out exclusively by licensed local contractors with the certification required for the occupancy permit

Tender 2: Furniture and Interior Fit-Out Supplier

Subject: Full interior fit-out of 6 units of a business-class apart-hotel (Maribor, Slovenia) — business standard, not luxury.

Requirements for bidders:

  • Delivery of complete working documentation: floor plans, elevations, material and color specifications per room, furniture shop drawings with service point coordinates
  • Autonomous on-site execution — own crew and own materials, no dependency on local suppliers
  • Curtains and blinds included in the supply (indicative budget €150–250 per apartment, including hardware, rods, and installation)
  • References: portfolio of completed (not rendered) apartment projects with client contacts
  • Stated production and delivery lead time for the Slovenia location
